Solution:

Rental furnishings and accessories were brought in to give the room a more contemporary look. The large carpet was replaced with a smaller accent rug to showcase the beautiful hardwood floors. The room now looks far more spacious and inviting.

Problem:

Although this dining area is very spacious and the high ceiling is a special selling feature, the space looks unbalanced and drab. The owners have some beautiful furnishings, but they are not being showcased to their full potential. The dated wallpaper and screen in the back corner are distractions to the true assets of the space.

The wallpaper was removed and the walls were painted a warm white. Large rooms command large-scale furnishings. The screen and small pieces of furniture were removed from the room. The gorgeous dining room table was extended and the prized grandfather clock was moved to the back corner to give the area scale and draw attention to the high ceiling.  A palm tree in the other corner adds, color, vitality and balance to the space. A pair of large botanical prints centers the space and complements the colors of the wood furnishings beautifully. The owners' crystal bowl and candlesticks accent the table.

Now this room has drama!

This Pre-War, estate-sale condition apartment had been on the market VACANT for months without an offer. Buyers could not visualize the potential and were focused only on the imperfections and necessary repairs.

We furnished and showcased the living room, dining room, foyer and master bedroom in an elegant, traditional style. Three weeks after the first open house, the owners had a signed contract and two other back-up offers.

This formal living room was cluttered and made a very poor first impression as buyers entered the front door.

The computer was moved to a second bedroom, the room was decluttered, the furniture was rearranged, sheer curtains were hung to soften an unattractive view of a brick wall and an artificial tree was brought in to add vitality and balance to the room.

This living room is now very welcoming and the owner's attractive furnishings are now showcased.

This two-bedroom co-op did not show to its full potential, due to awkward furniture placement and a lack of accessories.

Because this is a family building we decided to stage this large second bedroom as a child's room with two single beds to showcase the ample space for two children. Wall paper was removed and fresh paint brightened the room. A combination of rental furnishings and staging accessories plus some of the owners' children's toys and games brought this room to life.

During one of the worst downturns in the New York real estate market, and during the quiet holiday season, this co-op had multiple offers and an accepted offer within five weeks.
