Real Estate Authority, Barbara Corcoran, Advises Sellers to Hire a Home Stager and Never Sell a House without Furniture

Barbara explains to a home seller, who has been listed since last
April, why you should never sell a house without furniture: the rooms
will look smaller; buyers will think you are desperate; and you won’t
get the right price.

She recommends hiring a home stager to “clean up” and use either
existing furniture or rental furniture. Renting furniture at even $3,000
per month for up to 6 months, she explains, is SMARTER than trying to
sell an empty house.

Instead of another discount to the list price, she says the agent
will probably re-evaluate and maybe even increase the ask price once the
staging has been completed!

Real Estate Guru Barbara Corcoran Recommends Home Staging to ALL Sellers in 2011

AOL Real Estate’s What Works NOW called upon real estate guru, Barbara Corcoran for her take on the 2011 market. She recommends JUST TWO critical strategies:

1. PRICING: Price “exactly to the bones” and what
the property is worth. She says that on average it is taking 7 bids to
get to an acceptable offer and if the price is too high, sellers won’t
the bids.

2. HOME STAGING: Barbara Corcoran makes it clear
and simple. This is a tough buyers’ market. Sellers are competing with
their neighbors. To sell successfully in 2011, homes will have to look
much better than the competing neighbors’ properties. She recommends
making repairs and inexpensive upgrades and even renting furniture.

I would further recommend than when so much is at stake for home sellers, that they invest in hiring a Certified Staging Professional.
For most sellers their homes are their most valuable financial asset.
Research has proven that staged properties sell faster and for more
money than comps that are not staged. Reduced selling prices and
extended time on the market represent significant financial loss for
sellers. In comparison, short-term investment in professional home
staging will bring long-term financial gain. And when you consider the
interest rates the banks are offering, there is probably no better
short-term investment for sellers than professional home staging.

Certified Staging Professionals Trainees Create Home Staging Transformation in New Jersey

As one of the Certified Staging Professionals trainers, it is always such a pleasure for me to meet and mentor our new talented and highly motivated CSPs. Last week I trained a class of CSPs at Brookdale College in Freehold, New Jersey. Our hands-on staging project really differentiates our training program and provides our trainees with an invaluable learning experience. Many of my trainees have told me they never had so much fun working so hard! To me it is so obvious – how can you be trained as a professional stager without doing any hands-on staging in the program? And our after-training support is incomparable.

I am always impressed with the transformations the classes are able to make in just a few short hours. Because we do not bring in any additional items, the trainees need to use their creativity and what they have learned in class to edit and rearrange what the homeowner already has to best showcase the strengths of the property. This class assignment was very challenging but the trainees rolled up their sleeves and demonstrated such work ethic and talent – and all with a positive attitude and a high degree of camaraderie. I was truly amazed at what they achieved in less than five hours.

This dynamic group of CSP trainees achieved a home staging miracle in many of the rooms and left a comprehensive list of additional recommendations. It was so gratifying to be able to truly help the homeowner and the agent in preparing this estate condition property for sale. the professional home staging industry gains respect as an essential
and integrated component of the international real estate industry at
large, the demand for valid industry performance statistics has also
increased.  However, the reality is that home staging statistics for
“days on market” and “contract versus listing” prices vary
significantly due to differences in regional real estate markets.  In
2009, the Canadian real estate market fared much better than the U.S.
market, which suffered an extraordinary decline because of the banking
crisis and recession. Furthermore, regional differences can also be
significant.  However, the common fact remains that irrespective of
location and/or market conditions, professionally staged properties
sell faster and for more money than comparable properties, which are
not staged.

CSP International™ believes it is important to
acknowledge these differences, while still providing an overview of
value to the 2009 Home Staging Industry in North America.  In this
report we feature several specific key areas of Canada and the U.S., as
well as highlight the market differences and local trends in home
staging.   We have consulted with home staging experts and real estate
professionals to share their valuable perspective on 2009 and their

Charleston, South Carolina

New York Home Staging Trends“The Charleston,
South Carolina market, while not
hard hit by economic downturns, seems to be rebounding in 2010, at least in the
average or below average price ranges.  Higher home values are still
languishing on the market, particularly in the secondary/seasonal home
communities.”


New York City, NY While we are seeing a trend of buyers returning
to the market, these buyers are demanding and getting best value.  Realistic pricing is still paramount but
never before have presentation and condition been so important.

Toronto, ON …This method of marketing has created multiple
offers on properties and has resulted in selling prices as much as 115% over
asking.   An example of this is thirteen offers on one property I staged
at the end of January 2010, which was listed at $645,000 and sold for $755,000.
