Park Avenue Condo

Challenge:

This beautiful Park Ave. apartment was full of an abundance of furnishings, large carpets, artwork and accessories. The foyer failed to make a wow impression.

Solution:

We edited, moved many items to storage and re-arranged the sellers’ furnishings, carpets, artwork and accessories. The transformation is extraordinary, using only the homeowner’s items!

Murray Hill Condo

Challenge:

This three bedroom family condo had a strong color palette and large dark furnishings.

Solution:

We recommended painting the apartment a warm white neutral color. The furnishings were moved to short-term storage and we staged the apartment with contemporary furnishings and colorful artwork and accessories, enhancing the appeal of the space and making the room look more spacious and functional.

SOLD quickly and the buyers liked the staging so much, they purchased the furnishings.

Upper Westside Pre-War Classic 7

Challenge:

This spacious property had a highly-personalized, dated décor and an abundance of personal items throughout the home.

Solution:

We worked with the owner for several months. Items were sent to storage, sold and donated. Wallpaper was removed, the entire apartment was painted and the hardwood floors were refinished. The original kitchen and bathrooms were not updated for the staging because new owners would want to personalize the renovations. We re-arranged the remaining furnishings and accessories and supplemented with rental items and our accessories for the main rooms.

Central Park West Co-op

Challenge:

The furniture placement in this bedroom was problematic, making the room look and feel smaller and blocking the flow to the window.

Solution:

We staged the bedroom with rental furnishings and our accessories, changing the layout significantly. This made the room look much larger, opened up the flow to the window and increased the overall appeal of the room significantly.

Upper Westside Co-op

Challenge:

The strong green color palette of this master bedroom would not appeal to a majority of buyers. More than 60% of the first impression can be based on color alone. For staging purposes, master bedrooms should evoke a sense of calm. In addition, the majority of buyers prefer hardwood floors.

Solution:

The room was painted, the carpeting was removed and the beautiful hardwood floors were refinished. Some furnishings and personal items were edited. Neutral hotel-style bed linens, a neutral rental carpet and a pair of transitional lamps completed the transformation.

Westside Co-op

Challenge:

The family needed a larger apartment and for selling purposes, it was best for them to move before staging and listing.

Solution:

We recommended painting this room a neutral color and staged it as a flexible bedroom and home office. This strategy significantly increased buyer appeal and made the room look and feel far more spacious.

$1.9 Million Upper Westside Two-Bedroom Co-op

Challenge:

This apartment needed a major transformation to make it “market ready” and there was only a very limited budget for the process.

Solution:

We focused on editing, painting and re-arranging the owner’s existing furnishings and the results speak for themselves.

In one week over ask.

I had a two-bedroom listing in an UWS pre-war building that had great “bones” but needed major de-cluttering, repainting, and plastering. My client was recovering from surgery, and had limited means to stage her apartment.

I contacted three different stagers, and Nairn got the job. Nairn did three things to gain the confidence of my client: She listened to my client who expressed her anxiety at organizing all her belongings and all that the process would entail; she put together a proposal that included everything my client needed which was within her budget; and she delivered an apartment so transformed, that everyone who’d seen it beforehand was astonished at how magnificent it had become!

The apartment photographed beautifully, and the first open house attracted a huge crowd, which resulted in multiple offers. The apartment sold for 18% over the asking price, and my client was thrilled. I would not hesitate to use Nairn’s skills at any price-point. Challenge:

This condo had an abundance of large furniture and personal items. It was essential to make all the rooms look and feel more spacious.

Solution:

We made specific recommendations for items to be removed, including the piano. We showcased the apartment with some supplemental contemporary rental furnishings to increase the appeal for a Chelsea buyer.

White Plains 6,000 Sq. Foot Home

Challenge:

This unique home, located in a very affluent neighborhood, was in excellent condition with exceptional curb appeal. However, this home was on the market for 5 months with only one offer of $1.3 million. Unfortunately, the dated décor significantly diminished its appeal.

Following our recommendations, the owners invested in the removal of wall-to-wall carpeting and dated wallpaper, a major editing of furnishings and clutter, refinishing of floors, painting, and then we showcased every room, using the homeowners’ furnishings.

Sutton Place Co-op

Challenge:

This $1.1 Million, 2-bedroom co-op had lingered on the market for 6 months without a sale. The Venetian plaster walls were dark and highly personalized and the furnishings were not appealing.

Our apartment labored on the market over six months when our agent, Mary Anne Fusco, recommended that we meet with Nairn Friemann of Ingenuity Pizzazz. The apartment had been entirely renovated (using a professional decorator) and the last thing on our mind was better staging to enhance the prospects for sale. Nairn provided a very professional recommendation which we followed. She then perfectly orchestrated the entire process. After the staging was complete the apartment was again listed for sale and we had a signed contract, at a very fair price, within two weeks. The expression “the ends justifies the means” applies perfectly and we wish we had met Nairn during the renovation process!

Challenge:

This $1.595 million Upper West Side 2 bedroom condo had an abundance of furnishings and personal items and needed to prepare for market. The loft-like space, panoramic views and beautiful hardwood floors needed to be showcased for instant WOW effect.

We had an accepted offer after 2 days, which was subsequently bid up to the full asking price after a second bidder got involved on the third day. You did a great job with the apartment and I believe it added $100K to the final sales price.

Solution:

After the tenant had moved, the property was staged with rental furnishings to highlight the glamor and cachet of the building.

The existing furnishings and placement did not enhance the living room and made the space look and feel much smaller than it is.

Solution:

A new inexpensive sofa was purchased and we re-arranged the homeowners’ other furnishings to make the conversation area look and feel larger and more appealing.

Challenge:

This bathroom had dated tile and fixtures. The presentation was also compromised by the large bookshelf and clutter.

Solution:

After editing and cleaning, with an investment of under $100 for a new shower curtain, towels, fresh soaps and a silk orchid this bathroom was transformed. When you have a dated bathroom, add a contemporary and visually interesting shower curtain to draw the buyers’ attention away from weaknesses of the room.

Greenwich Village Alcove Studio

Challenge:

This studio apartment had an abundance of furnishings and personal items and the existing layout compromised the look and feel of spaciousness. Buyers are looking for bright and spacious properties. In addition, there was no defined dining area.

Solution:

The sellers followed our recommendations for editing and short-term storage. With a small budget we purchased a few additional items and re-arranged the exiting furnishings and showcased the apartment for best effect.

Challenge:

This lower level room was being used as a playroom. Editing and re-arrangement were needed to highlight the size and best features of the room and to show the space as an adult friendly family room as well.

Solution:

The room was edited, staged and showcased with a sofa, bookshelf and accessories from other rooms. The transformation was remarkable.

Challenge:

This estate property needed editing and showcasing to maximize asset value on the sale. In addition, neither bedroom had a bed, which is very problematic.

Solution:

We edited and showcased the room with only existing furnishings. The bed was created with inflatable mattresses, a decorative screen from the living room and hotel-style bed linens. Now this room looks like a bedroom.

Sold:

This apartment, which is over 2,000 square feet, was filled with clutter that had accumulated for over 35 years. Despite all odds, Nairn and her team worked with the moving company and edited the unit and after four pick-ups out to storage, and painting and repairs by the contractor, Nairn was ready to perform her magic.
