$6.9 Million Hamptons Beach Front Property

Challenge:

This estate property has breathtaking views and a stunning contemporary design but the condition was dated and the property was vacant.

Solution:

With the beach views as our inspiration, we staged with a “sea, sky and sand” color palette, contemporary rental furnishings and original, custom artwork by Hamptons artist, Frank Latorre.

Sold!

Sold with multiple offers over ask. The buyers loved the staging so much they were interested in buying all the furnishings and artwork.

Lower Eastside $3M Co-op

Challenge:

There were two major challenges here. This master bedroom opens to an extraordinary terrace space that was not enhanced with greenery and outdoor furnishings and totally lacked appeal. In addition, the furniture placement was not optimal. The bed also blocked the view of and the flow to the terrace.

Solution:

The existing furnishings were moved with the seller. The room was staged with rental furnishings and much improved furniture placement and showcased with our accessories and artwork. Challenge:

The sellers of this co-op were moving and the apartment would be vacant.

Solution:

We staged the apartment with high-end transitional furnishings and accessories.

Sold:

We had 52 buyers at the open house on Sunday. We are going to best and final offer tomorrow morning. Thanks for helping me make it happen!

$3.95 million Chelsea Penthouse Loft

Challenge:

Once the renters had moved out from this beautiful penthouse loft, the apartment needed to be painted and staged for enhanced presentation.

Solution:

We had the entire apartment painted and staged with a combination of the owners’ furnishings, rental furnishings and our accessories.

Sold:

The penthouse property had multiple offers within the first week of showing. We were able to ask a much higher price (approximately $150K more) than we would have, had we listed without Nairn’s help.

Challenge:

This property in a renowned NYC building was vacant and felt very dark and stark.

Solution:

Challenge:

This 4 bedroom loft was first marketed unsuccessfully with a renter in place. When vacant, the loft lacked definition of functional areas.

Solution:

We staged with our inventory of high-end contemporary furnishings and accessories. We also changed the original allocation of bedrooms and some of the closets – staging as the master, a child’s room, a home office and a nanny’s room. We also outfitted a large closet as a pantry and another as a laundry room.

Sold:

The property sold for $3 million.

Upper West Side Classic Six

Challenge:

After the renters moved out, this beautiful property was painted, but also needed to be staged to maximize presentation and enhance asset value before listing for sale. The 20 feet of built-in shelving in the living room required skillful showcasing.

Solution:

We staged and showcased the entire apartment with rental furnishings and additional artwork and decorative accessories from our inventory. The beautiful seascape art in the living room is by artist, Carolynne Fromme.

Sold:

In Contract in 4 days with 13 offers.

The property sold over ask in one week with multiple offers.

Challenge:

This 2 bedroom condo is located in a neighborhood with lots of young families. A vacant second bedroom like this can’t possibly appeal to a child.

Solution:

Don’t be afraid to stage with color and pattern in children’s rooms! They should look and feel happy.

This vacant penthouse duplex was on the market for 9 months with no offers, incurring significant carrying costs for the sellers.

To showcase the focal points of the beautiful windows and the fireplace, the sofa was placed in the corner. For this arrangement to be successful in spaces like this, only sofas with curved arms and oval coffee tables should be used!

This second bedroom had been used as a home office, but needed to look like a bedroom. In addition the carpeting was soiled and buyers prefer hardwood.

Solution:

The sellers moved out and with a clean slate, we had the carpeting and old window blinds removed, the floor refinished and the room painted. The room was then staged as a teenager’s room with rental furnishings and our accessories.

Upper Westside Co-op $1.5M

Challenge:

The owners of this property were moving to their upstate home and needed to sell their NYC apartment. The existing furnishings were dark and there was an abundance of personal belongings throughout.

Solution:

We recommended that the sellers have everything moved out. The apartment was painted, floors were refinished and we staged and showcased with rental furnishings and our decorative accessories.

Success:

The property sold quickly with multiple offers, significantly over ask.
