SOLUTION: The owners agreed to move excess furnishings and personal belongings to storage. We re-arranged the remaining furnishings and showcased all the rooms.

SOLD: Even with a tenant in place on the fifth floor, this brownstone sold quickly with multiple offers.

PROBLEM: Vacant units in this new condo development had not been selling.

SOLUTION: The new listing broker insisted on home staging a model. We purchased furnishings on a $10,000 budget and showcased a two-bedroom, two-bathroom apartment in less than two weeks.

SOLD: Within four weeks, two condos priced at $1.195 million sold. The home staging was then moved to another two-bedroom apartment, which also sold quickly. The developers are thrilled with the return on their investment.

Downtown Loft: $1.195 million

PROBLEM: This downtown loft was crowded with an abundance of the owners' furnishings and personal belongings and needed significant editing and TLC.

SOLUTION: We provided a comprehensive action plan, including the idea to reposition a huge bookshelf unit to create a "wall" in another area of the apartment, which defined separate "rooms." This created a private space for the master bedroom on one side, while the side of shelving created a wall unit for the family room area. Following the plan, the owners edited and had painting and other condition work done. We came back and showcased the apartment using the owners' furnishings.

SOLD: The loft had four offers within two weeks on the market.

SOLUTION: The entire apartment was staged and showcased with rental furniture, colorful art, linens and decorative accessories.

After spending significant money to renovate my apartment for sale, I was initially quite reluctant to spend additional funds to have the apartment staged for potential buyers.
