PROBLEM: One-bedroom condo stuffed with too much clutter, furniture and personal belongings. Listed during a slowdown in the market and the brokers realized it would be difficult to photograph or show.

SOLUTION: Excess furnishings and personal belongings were sent to mini-storage. We de-cluttered, staged and showcased the apartment in one day, with some fresh linens and decorative accessories and planted some colorful annuals in existing, empty planters on the balcony.

"Cottage in the Sky," 1 bedroom Pre-War co-op with 1,000 sq. feet of lush planted terrace, steps from Central Park.

PROBLEM: This estate sale co-op had been on the market for some time without much interest. The sellers wanted to "fix it up for a splashy open house" and I was called in for a consultation.

SOLUTION: I recommended a number of quick, inexpensive staging techniques, which the clients were able to carry out themselves.

SOLD with multiple offers, all above asking price, at the open house.
